New Construction & Renovation Consultation

Build it right

before the walls go up.

Most indoor air quality problems are designed in — not discovered. EnviroHealth partners with homeowners, homebuilders and renovators to prevent the issues that hurt families and haunt homes for decades.

Once drywall is up, vapor barriers are buried, and ductwork is sealed — fixing a design flaw becomes exponentially more expensive. Most builders and architects make decisions on moisture control, ventilation, and material choices without an indoor environmental scientist at the table.

Every renovation is an opportunity.

THE PROBLEM

New construction isn’t inherently safe

Modern tight building envelopes trap pollutants, moisture, and off-gassing materials if ventilation isn't designed to match. When moisture issues do occur in energy efficient buildings, materials don’t dry, leading to mold.

Renovation stirs what’s already there

Opening walls, disturbing insulation, and changing air pressure dynamics can activate latent mold, asbestos, and chemical reservoirs.

Problems appear years later

Builders are gone. Warranties are void. And the family living in the home is left wondering why they feel sick every morning.

"Most contractors and engineers have one method: trying to provide a solution without solving a problem. This ends up wasting time and money."

- Brantley May, Building Scientist

Where EnviroHealth fits in your build or renovation

OUR PROCESS

We embed as a 3rd party specialist consultant alongside your architect, GC, and HVAC contractor — at the moments that actually matter for long-term indoor health.

PRE-DESIGN / PRE-PURCHASE

Baseline Assessment

Before decisions are made, we assess the existing structure - its moisture history, current air quality, and design vulnerabilities. For new builds, we review the site and preliminary plans for design considerations and climate-specific risks.

DESIGN PHASE

1

Healthy-Home Design Review

We review architectural and mechanical plans for indoor air quality risk — vapor and moisture control layers, ventilation strategy, duct placement, and material specifications, flagging design flaws before they're built in. We can also provide low-VOC or non-toxic alternatives to your installed building materials.

DURING CONSTRUCTION

In-Process Inspections

We inspect at key milestones — framing, insulation, and pre-drywall — to verify moisture control, air sealing, and mechanical systems are installed correctly. Catching issues early can save tens of thousands.

After move-in, we perform a final air quality and mechanical commissioning check. We verify that ventilation is performing to design, humidity is controlled, and occupants have a clear protocol for long-term home health maintenance.

Consulting services for new builds & renovations

WHAT’S INCLUDED

Each engagement is tailored to your project type, phase, and scope. Services may be delivered standalone or as part of a long-term consultation.

Pre-Reno Due Diligence

A thorough environmental review of an existing home before you buy — mold, moisture history, IAQ concerns, and building science red flags. Know what you're walking into.

Construction Plan Review

Engineering-level analysis of architectural and mechanical drawings for vapor control, ventilation, airtightness, and material selection — before anything is built.

Healthy Material Consultation

Guidance on low-VOC or non-toxic materials, finishes, insulation types, and adhesives — with a specific eye toward off-gassing, moisture interaction, and long-term indoor environmental quality.

HVAC System Design Oversight

Review and recommendations on HVAC sizing, duct design, filtration, and ventilation strategy — ensuring your mechanical system actively contributes to indoor air quality rather than undermining it.

Pre-Drywall Inspection

An on-site inspection at the critical pre-enclosure phase — verifying moisture control, air sealing, insulation installation, and mechanical rough-in before everything is sealed behind walls.

Post-Occupancy Commissioning

After move-in, we verify that ventilation, humidity control, and air quality are performing to design intent — and provide the homeowner with a long-term maintenance protocol.

Built for people who want to get it right the first time

WHO THIS IS FOR?

Whether you're breaking ground or breaking walls, EnviroHealth can serve as your indoor environmental advisor throughout the process.

New Home Builders

Working with an architect and GC on a custom build? We integrate as your IAQ consultant from plan review through post-occupancy commissioning.

Major Renovators

Gut renovations, additions, and whole-house projects open walls and disturb what's hidden. We help you renovate safely and build back better.

Health-Conscious Buyers

About to purchase a home? Get an environmental due diligence review before you close — not six months after you start feeling symptoms.

Architects & Contractors

Looking for a building science and IAQ specialist to bring onto client projects? We collaborate with design and build teams as a specialist subcontractor.

Standard home inspectors check boxes. EnviroHealth applies engineering, chemistry, and microbiology to understand how your home functions as a system — before and after construction.

Not an inspector. A building scientist.
